Also if this tenant has been a pain in the neck ( I suspect he has as good tenants would have said something about the washer) its more cos to re-evaluate your PM and his screening policy's.

Government operates the same way.The maliciously bad landlords (criminals, for all intents and purposes) will ignore the law, figure out how to fudge the paperwork, or avoid detection so it won't do anything to prevent a fire or accident or injury in their properties because the city doesn't have the manpower to go out and enforce it without a complaint.But hey, in the meantime it'll make nanny state bureaucrats feel like they're doing good deeds and fill the city's coffers off the backs of the good landlords at little or no cost to the city, so of course they'll figure out how to push this thing through.

But in my neck of the woods it's cheap to file for an eviction (under $100 for one tenant) and my only issue is making sure the actual set out with the Marshal (which involves only a walk through)  isn't scheduled for AFTER a new tenant moves in.Gail

If Dad won't stick his neck out for his kid and her husband, absolutely no reason for a landlord to take a risk.When you find yourself working harder than the tenants to get them qualified that is a sure sign to back off and re-read your rental criteria.

Her parents sued the family who had the swingset and won.This article by a lawyer says they won't win a lawsuit against you unless you knew the playset was dangerous, but that still wouldn't stop people from suing you.http://www.zimmetzimmet.com/faq/child-injuries/im-...You could take the chance, but you'd need to make sure it was really well maintained, and as I said, you would probably still get sued and even if you won, it would be expensive.
