Am I being fed a big fat bologna sandwich or is it actually possible that they don’t keep those records?

If I am making an offer on a property do I need to pay a lawyer to prepare a binding contract or can I legally create my own?

They're only binding on signatories, not a third party.

Is our signed lease agreement valid and binding being that initial funds were technically never colllected?

As I said before, I believe the majority of these posts who degrade or further make our professions less important than "some other professions" (no disrespect) is due to lack of information given by us, the Agents, when they signed the legally binding contract to Sellers of Buyers Representation Agreement.

Even a year lease doesn't bind anyone to your property.

Let me put this into perspective for you…Imagine standing in front of 1000 people that haven't eaten in 41 days, while holding up a juicy BLT chicken and tuna sandwich dripping in bacon fat, and say: “Who wants one?”.
