I showed both of Michael's posts to my agent of 30 years who carries both business and personal policies for me.....I require renter's insurance evidence before keys, and require 'named insured' status in the lease language, I should ever entertain allowing a dog, then there has to be a rider for that animal.....His take: the way I do it means I'm covered for damages to my properties beyond structural and basic 'landlord' coverages including loss of rent in the event some yokel has a kitchen fire, I'm not liable for personal property of a tenant or guests,nor am I liable for any liability situation they should cause.

It is the third largest MSA in PA (~650K residents, ~875K projected by 2040), 68th in the entire USA. 4.4% Seasonally Adjusted Unemployment Rate in January (Decrease of 1 percent over the year), which is better than the total USA.Jobs and incomeJob growth was 0.9% over the year.Job growth in the past 5 years has been particularly high in Healthcare & Social Assistance (5,758 jobs or 12% growth) Transportation & Warehousing (4,567 jobs or 32% growth), and Arts, Entertainment & Recreation (3,877 jobs or 54% growth) according to the Lehigh Valley Economic Development Corporation (LVEDC).

These are smaller 2 or 3 bedroom houses, so the fireplace takes up a huge chunk of area in the living room and makes it virtually impossible to use my entertainment center.
