I just use furniture polish.  

A decorator can certainly add great value to a house, but a decorator will tend to focus more on staging and furniture (less-permanent aspects), whereas design is more concentrated on architectural pieces and built-in items while keeping the decorations in mind. 

And when we don't have enough furniture, we buy more.

They complain about paint colors, furniture, and other items that they could easily change.

I mean a 2br/1ba condo in Cap Hill totally remodeled inside, with an exposed brick wall, and tastefully designed with Room & Board is just not going to rent the same as a 2br/1ba condo in Cap Hill that's crap inside and has been stuffed with whatever second-hand Nebraska Furniture Mart couch you could find.I'd always do your own research.

Yup, the furniture will be the next thing to get fixed.

I got rid of an old desk that was missing two drawers, and furniture that even Goodwill would reject.

Then you still have carrying costs and the furniture.
