One tip is when you set the due diligence phase have  a clause in the contract that due diligence starts once ALL items listed in the PSA contract are given to buyer.Some sellers are just lazy with getting things together or intentionally are hiding something and wait until the last few days or week in due diligence to hand something over.

Don't try to hide the fact that your in this to make money, but don't be rude about it either.In my opinion putting a URL on a bandit sign is a BAD idea so I don't do it.

This will reduce defaults as most investors know them from past years (unless they had less than a 10% default rate as I did due to qualifying buyers).If you read what I have said on wraps, it is not necessary to hide your deals, disclose as I have mentioned before and the due on sale and other issues become irrlevant..You have been thinking outside the box, that's great.
