If you do have a questionable tenant pool it is very important to do research on how hard it is to evict tenants and include these in your proforma. 10 months seems like a long time, but it is not unheard of, especially with covid.

Unheard of - Valero Title, Inc. mistakenly applied payoff funding for one of my refinanced property to another property.It seems that they are trying to fix the problem and I understand they have to work with the old lender but a month has passed and still no one can tell me when funds & lien will be corrected.I have personally spent 30hours+ at least so far to follow up on this issue and has got company's president/vice president involved but looks like it's still not going to be resolved soon.This company charges less than others but it's not worth it!

Lots of areas have dropped 10%+ in price so dropping 40-50k off the price is not unheard of - it's fairly common where I'm at, especially on the more expensive properties.

It is not unheard of that deadbeat tenants who have skipped out of rental properties have later sued (and won) claiming they never received the required information regarding their security deposit.

This was unheard of for an investment in this area, and yes a house is different than multi units but still compared to other investment homes in the area/most areas this was excellent.
