If you were to bring $5M, then that could be very attractive as it might allow a sponsor to keep some of his investors powder dry for another deal.

Technically you could ask them if they wanted to do that and then have all parties sign an addendum modifying the lease, but it would be a bit of a powder-keg and more recommended to wait unitl the end of the 6 months left on the lease in my opinion.

So I just don't know what to do, I'm thinking I need to tear them out but I'm concerned about what I'll find underneath in such a old house.I've tried a few simple fixes but I'm not getting good results:A) talc powder - didn't seem to help at all and filled in the lines between with white powder which locked ridiculous.B) Break away squeak fix screws, I haven't been able to get them to break I think I'm hitting the joist but not 100% sure, but even if I were I don't think I could fix every squeak and if I were ableto find the joist and consistently use these screws they'd have to be nearly every everywhere.The worst area is the living room which is only about 300 sq feet.

lolTimes sure do change and Detroit is booming now and Toledo has been doing very well also.I like to take pride in saying that our companies endeavors have played a part in "putting Toledo on the map" when it comes to investing and I can also see many local folks following in our footsteps :)The market is super expensive everywhere else so now folks are coming to the Midwest.This does raise some concern about maybe being at the peak of the market cycle so it wouldn't be a bad idea to have some dry powder (cash) ready to go.With that said, here is a quick break down of zip codes that we have been active in since we started:43606 (East of ProMedica and not much further out.
