If your home does not have those, which are something like $7.00 each, yeah I would much rather do the sheet-rock repair for adding those vs some goofy electronic system at the heating plant that adjusts flow, makes toast and sings a lullaby and does all of these things very poorly.

Get the house under contract FIRST, and then try to make sure how your are talking to, if you want to be extra cautions, make them sing an NDA.I will HONESTLY Check the records on recent sells in a 3 mile radius of that house and contact and skip trace the LLC's that bought in the area CASH!!

@William Sing nailed it, @Chris Igard. :)On the standard/full FHA 203k and the Fannie Mae HomeStyle program, you can finance the loan payments for any period of time the home will be uninhabitable due to the work being done.

Fannie and Freddie both cap 2-4 unit investment property cash out refinances at 70%.http://www.freddiemac.com/sing...https://singlefamily.fanniemae...So if you want a decent terms (rate, fees, etc), that's your cap and there is no point in shopping around for a higher LTV.There are wonky non-Agency loan options out there that will go higher, and boom that's the sound of your rate and fees blowing up on you, maybe other stuff as well such as prepayment penalties.
