My husband and I have been renting what was formerly our primary residence for  nearly two and a half years and need to sell by the end of August to qualify for the capital gains tax break to fulfill the requirement that we had lived in the property two of the past five years.  

They have the ability to fulfill their lease like anyone else.

Despite her having no income, I would definitely put her on the lease so they are both jointly and severally liable for fulfilling the contract. 

Of course not everyone plans to fulfill every year of their mortgage but that is how I have decided before.

Per lease, SD can be returned after fulfill of the lease term.

Once you have fulfilled your owner occupancy requirement, then you can move out of it and rent it out. 

Many of them said that said that perhaps the most fulfilling benefit of being successful was having the ability/resources to give back.So I want to ask you all, successful and soon to be success men and women, how have you or how will you give back?

If you sign a contract that you do not fulfill you are subject to claims against you......period!
