Termination of tenancy

My husband and I have been renting what was formerly our primary residence for  nearly two and a half years and need to sell by the end of August to qualify for the capital gains tax break to fulfill the requirement that we had lived in the property two of the past five years.  Houses in the neighborhood have been selling quickly, from 2-4 months from listing to closing. The current lease is month by month for either party (30 days notice).   We would prefer to have the tenant keep occupying the property as close to the sale as possible and would appreciate any advice regarding the timing of giving the tenant notice and listing.  Also, advice in showing a tenant occupied property.
