I've never been a herd follower so I'm concerned about being late to the party wherever I end up investing.  

The herd eventually eats all the grass on one side of the pasture only to run to other other where there are fewer and more grass.

I own a single family residence that has radiant heating and a swamp cooler on the roof.  

For many, that's a terrible idea to buy and hold, but you need to account for the fact that a lot of such inventory was purchased when it was 500k not 1MM hence those mortgages are covered 100% by the rent amount.It's also not mandatory that the "herd" uses a sound rationale when making investment decisions.

I have never been one to "follow the herd" and am a bit of a very small scale serial entrepreneur.

Working with room rental tenants - in my experience so far - is like herding cats.  

Rehab-Tear down walls to create open concept-New Ikea Kitchen on main floor with higher end finishes I purchased afterwards (previous owner had business and kitchen was upstairs) -Tore out old water radiant heat and pipes -Installed brand new Natural Gas HVAC and all duct work-New flooring on main floor -Redid wood stairs that were covered with carpet -Installed new fenceLoved the journey however long it took!

Spray foam is awesome I did a house years ago all radiant heat 5000sq' with spray foam and condensing boilers.

Herd at95%.- Prices continue to go up, then start pulling out heifers to breed.
