Matthew J. T. Letter of Intent Vs Purchase Offer
1 July 2011 | 16 replies
Hey Jeff,I don't disagree as it's a big purchase. Some lawyers can help and some can get in the way trying to bill more fees.I generally feel more comfortable if the buyers or sellers have had a relationship with their attorney for at least a few years rather than someone they just called up or don't know.I find that general practicing attorneys which some buyers and sellers use versus real estate attorneys can be hard to get a hold of and slow up a deal. The reason is they are in court handling cases and having the hand in multiple cookie jars instead of doing one thing.I always believe an extra set of eyes can be helpful and welcome it.

Curt Smith Call your Gov Rep: have them sign onto fix Dodd Frank for seller financing
4 January 2016 | 11 replies
Frankly, investors who did seller financing is the reason they have been included, lend, cheat and repeat, is the historical track record, crying about it asking to put your hands back in the cookie jar again is rather absurd.
Kendra Rodwell Looking for HML or PML in the MD area

I use, and recommend to my clients, Michael Krupp (MD Private Lender) and Jarred Sleeth (Kaine Investments) - feel free to PM me for their contact info.Regarding Edmondson Village specifically, and flipping in lower cost areas in general, I wouldn't consider flipping anything in Baltimore with an ARV of less then $140k or so.
Juan Rodriguez Lost on the wholesale road?
3 July 2014 | 3 replies
I just completed a flip and I'm looking for another project but even that is a tough task---to find a property with enough margin that would allow for an extra set of fingers in the cookie jar would be an extremely rare find!
