No Cash

Hello All!

I am getting ready to send out a letter campaign and have a question about cash. I personally do not have the cash to purchase houses yet most letters I have come across all say "we pay cash", or some sort of variant. Is there some other wording I can use on my letters? If I say I pay cash, but can't, is my only outlet to wholesale the deal? Thanks for your help!

Jarred
