@Ben Callahan, you could find a partner who is looking to buy a similar property, be a co-signer to your partner, and have that person live in it and be a primary resident.

To clarify, in MN a person must be a licensed to perform at-charge Property Management services, for others, on a standard commerce basis. 

The concern with the DSCR loan is that I need to make the property present as though it's rented to individuals during appraisal (tough since it's a working rehab facility now) and must create another lease that shows the tenant as personal and not a company.

Personally, I used a business credit card to fund a BRRRR deal, securing over $90K in credit with just an LLC and a solid credit score.There are many creative financing strategies available, so don’t let capital be a barrier.

Also, would this loan help build my personal credit, or would it only report to business credit bureaus under my LLC?
