I have seven properties I've bought in the past two years, and my only regret is that I've run out of my six slots to do Fannie-Mae backed cash-out refinances. :( So now I'm reduced to commercial loans, which are far less attractive, especially long term.

Look it up on the search slot at the top of your screen, and you'll find hundreds of previous threads about the benefits, and potential negative points, of this strategy.My recommendation is: analyze each deal AS IF you are going to take out the MAXIMUM loan permitted, so as to preserve most of your cash (for OTHER deals).That may mean that your ongoing expenses may not immediately be less than what they are now, BUT, the upside would be that the value of the (multiple) properties you'd be investing in could be MUCH greater than just the one SFR you have now.

I simply don't have the micro management .. plus with the way the world is you cannot hide were you live.. all someone needs is lexus nexus and your name.. and boom they will know where you live where you parents live your siblings etc etc.. only way you can keep this from happening is to never have anything in your name utilities included.. but even at that you can be found.

welcome you will find Notes to be a hot topic on this site with lots Of newer investor interested in them.. quite a few are going for the NPN thinking they will get better than average returns.My self I like PERFORMING NOTES unless I am buying a NPN for the simple reason as a nexus to the asset and to own it.What are your strategies I see on your website you do virtually everything when it comes to notes and settlements etc.Look forward to hearing from someone of your vast experience...
