Currently Own a SFH and want to sell it to buy a duplex

Basically my wife and I thought we were chasing the American Dream in buying the house we live in now.  Nothing wrong with the house but as we discuss other wants for our life, I feel like we can dramatically decrease our cost of living without a big hit to amenities by switching to an owner-occupied duplex (or 4-plex but they're hard to come by in Central Wisconsin).  We have $16k of Equity in our home based on Tax Assessed Value ($30k if you trust Zillow, I don't).  I can get another 9-14k in cash from savings.

I'm hoping for if anyone on here has done this before.  I'm in the banking industry so I know I could get the mortgage on the new place, but I'm curious what pitfalls I should be aware of/looking out for.  (Like do I go for more cash down or keep the cash and re-evaluate down the road?).  

Anything you care to share is welcome.
