Right now we have Pach access system that fails miserably so I am looking for ideas from others - what do you use and what do you recommend? 

Until you build a team around you and until you get experience spreading yourself too thin is a sure fire way to fail miserably and lose a lot of money in the process.In the future, after completing a few flips and having a few rental properties ask these questions again but most likely you will be able to answer them yourself.Good luck!

We intend to help those that are sincerely in need by temporarily reducing rent and waiving late fees....and while abiding by the letter and spirit of the law, make life as miserable as possible for the freeloaders...

If the investor is unable/unwilling to get their hands dirty AND has limited funds, this can be a long miserable expensive experience.

Hendrix, I know and have known investors doing great in sec. 8, multi family, SFH, long term investments and flips, and known 10X as many that fail miserably.

If I had to spend all my precious spare time dealing with (and losing sleep over) the most miserable aspects of property ownership, it would be a significant obstacle to growing my business.

Just ignore it and laugh at the situation, shows you some people are really miserable.
