Like with anything, there are people trying to take advantage of the situation maliciously as well as people who were fine before and have their whole lives turned upside down.There is more work to do in the state and federal governments, and I'm sure we haven't heard the last of the changes.

Unless you have reason to believe the tenant maliciously or recklessly broke the oven, I'd simply repair or replace it, assuming I intended to keep renting the premises and that renting it generally required having working appliances.

Which I can understand because unfortunatley locally here there have been bad actor investors that did deed theft that sort of stuff, so they feel more comfortable working with a licensesed agent.
