I'm active duty military and I can get free tuition for college courses... i'm going to japan for 6 months and wish to maximize my opportunity while over there... my question is: does anyone recommend any college level courses or programs that would help me as an investor?

Though after reading Rich Dad Poor Dad on the flight over to Japan I became extremely curious & eager to learn more.

I’m a complete newbie who has spent 8 years stationed in Japan, and hopes to hit the ground running when I move back stateside in March, to begin my investment journey.

I dont to end up in a RE recession cycle like those in Japan and India where there hasnt been price appreciation for more than 2 decades in Japan and 1 decade in India.

I suppose I'd have to calculate whether the amount of interest I'm saving by refinancing that one at a lower rate is saving me more than the fact I'd be paying a larger portion towards interest by resetting the amortization schedules for all properties, seeing as I'm around 10 years in on 30-year loans.I'd definitely go 1031 if I do decide to sell one, though I have the added complexity of being a tax-resident in Japan meaning I'd technically have to report the sale and could still be liable for capital gains; no 1031s here :( - though it would still count for depreciation rollover at the very least.Regardless, setting up a lender that's willing to offer me reasonable terms is the first step no matter how I think about it, so that's where I'll start. 

I am new to being a landlord and I had a military member just contact me about viewing my property and he has to go back to Japan tomorrow because he is on house hunting leave.

This may sound crazy but all over Japan people use Kerosene heaters to heat their homes.
