Agents and anyone in this industry got lucky and used to the COVID times when things were insane.

That’s why I shifted my focus to the Midwest, where industries are growing and property prices are still affordable.

this simply is not how the industry operates.Call any number of other turn key outfits to see how they operate.and thank you for the kind words.. 

If the laws are still concerning to you, then buy a commercial property, like an office or industrial property, in your area.

I think if the industry as a whole was a little more honest with it self and with market participants you might not have as many waiting for something that is not likely to happen in the short term. if you need a house, you need a house. but, if you think something will change in 6 months you might be able to hold on, but if it likely will not change in the near term you might just bite the bullet and buy. 

If you haven’t already, consider learning underwriting software or creating a detailed spreadsheet model to speed up your analysis and make apples-to-apples comparisons across deals.Third, as you’re building your team, focus on finding partners who align with your goals and strengths.
