I want to feel absolutely no obligation to the other party other than the fulfillment of our business arrangements.

Somehow, through some miracle, (and also a crappy fulfillment company) the course still arrived.

But overall, my point is that wholesalers fulfill a need in the real estate space and when they operate in good faith, ethically and with transparency, there is no reason why they should be dismissed. 

I just feel it's time for me to start making an effort to transition out and onto a more fulfilling and independent career.

So if you currently have a property with FHA financing and have fulfilled the 1 yr occupancy requirement, then you can refi that property away from FHA to a conventional, and then go buy a new property with FHA loan.

If tenants see that you mean it, they might realize that an eviction on their record will reduce the chance for further tenancy therefore it is better for them to fulfill the contract.

The most fulfilling aspect was having developed a product that had a high level of functionality, fidelity, and luxury.

In my corporate life I managed a division that provided short sale fulfillment to the large mortgage companies.
