(fridge, range, dishwasher and usually an over-the-range microwave, at least on the more expensive ones) I do this for a few reasons, mainly because I think that usually when people move to a new house, they want to leave their old appliances behind and moving into a freshly rehabbed house with brand new appliances is a real turn on for a lot of buyers.

Or why a perfectly attractive, 5 yr old fridge, which you've had no problems with is valued at $100.For a fridge, the adjuster might use accelerated depreciation so the value after 5 years is 10% even though it has 5 years left of use.You're more likely to agree to the insurance company's settlement offer as time passes.

Both units need work; here are the larger items:Appliances (Unit A needs range + fridge; Unit B needs fridge): $1,500Floors (flooring needed in living area, hallway, bedrooms - probably use vinyl): $3,000Windows (need to be re-sealed) + New Doors (front screen door, doors in basement to yard, etc.): $1,500Paint (most rooms need paint): $1,000Roof Shingles: (may or may not need to do; roof missing a few shingles near gutter): $300Dryer Duct (missing a piece that connects from laundry room to outside, quick fix): $100Hot Water Heaters (electric) x 2: $2,000 (which is probably way high, but trying to be conservative).TOTAL ESTIMATED REHAB BUDGET (which is probably sky-high): $9,400ESTIMATED CLOSING COSTS: $5,000 all-inPROJECTED CASH-ON-CASH RETURNS: 14.91%=====================SECTION 8 PROGRAMI really need to educate myself on the Section 8 program.

Also, the less you put down on one deal, the quicker you can move on subsequent deals.2) If you put a fridge/washer/dryer/etc in the home, tell the tenant that you have (insert appliance) that you plan to put in the unit if they want to use it, or you can take (insert appliance) out if the tenant doesn't want it.
