Our apartment has its own address and entrance on the street behind us so it is an ideal setup.

It would be easy to meet all plumbing/electrical/egress requirements being new construction, and the land is laid out perfectly for separate entrances.

I will be managing remotely and I'd like to install cameras to monitor the ground level entrances and the driveway. 

This is just road entrances. 

But you can usually take the Gatlinburg Bypass or Townsend entrance and go around most of the traffic.The Arts & Crafts community on the East side of Gatlinburg is usually a little older crowd, and is not as crowded.Pigeon Forge is a little younger, and has a lot of amusement parks, rides and shops.Let me know if you have any specifics on what you want to do.

I avoid Flat or asphalt shingle roofs, houses with no garages, yards with lawn, split levels (a landing at the main entrance and then you have to go up or down stairs.), houses with less than 3 bedrooms and 2 baths so people stay longer, and multi-Family.

Or single family homes with mother in suites/separate entrances?

I would like there to be seperate entrances for the other units. 

It is fantastic for multi-families - I have 22 private apartment locks (knob and deadbolt) and a few "shared" doors: entrances, laundry room.

(Not separate entrances & the tenants usually share laundry) What would you recommend?
