It’s a complete scam that they consistently advertise that.

I think wholesaling started out as someone exploiting a "blind hole" in the existing real estate process....eventually, enough people felt they got scammed and made some noise.The handful number of deals I listed from a wholesaler were enough to convince me that I don't want to list a property brought by a wholesaler...they don't yet own the property, and they try to make money off the ignorance of the "owner of record". 

Also to get ahead of potential problems I'm likely to encounter. 

They will need it anyway for financing.Lease options are a common tenant scam: bad landlords asking 5% option fee for 12 months knowing that the tenant will likely fail to get financing, then kick them out by non-renewal and do it all over again.

I think what you'll likely encounter at the local banks is lower interest rates with a shorter term loan vs. with the lenders I've come across on BP that can do commercial, they may have 30 year options but the interest rates will be higher.

It was a scam lawsuit.

What good is it going to do for them to call back on a monday if the event is on a saturday.I did all this to test their customer service, little things you can do to see how a company operates if they may try and scam.

But no one that stupid is going to ever get to the point where they are entertaining a 100-unit, so there's no point in trying to market to that person, they don't really exist at that scale (and, to they extent that they do, they aren't falling for real estate scams, they are falling for crypto/nft/blockchain/ai [+ next years buzzword, whatever that is] type scams). 

It is all a stupid scam to get you into buying their latest new program.
