on top of this, what we found is finding high density allowances of at least 150 dwelling units per acre and taking advantage of up zone incentives through hotel development, affordable housing development, etc. we try to develop the lowest cost per door possible and another way to do that is through micro housing development. raw land we also look for underpriced land that we can raise through entitlements the value. those are just a few of the tools we use in addition to parking reductions and other incentives for tax abatements.

@Jack Bailin: The new haven zoning code defines the multi-family dwellings as: DWELLING, MULTI-FAMILY: A dwelling having three or more dwelling units.I think you are ok, but if you want to be safe, please check with the zoning officer.

I've seen some beautiful outdoor paths & patios done this way etc, fill in the gaps with sand or concrete.You might also donate it to a habitat for humanity store (call and ask if they'll take it first) where they might get it in front of the right set of eyes. they might give you a tax donation receipt?

This is easier than you think.Not commonly done for 1-4 unit residential, but very common for commercial.If you need a 35% capital injection, you find the human person with that capital.
