@John Warren when you say flat rate, does this mean the attorney is on retainer for the duration of how long I own the pro property, or is the flat rate only cover the time I am actually in the process of purchasing the property?

Your post and another one are waking me up that now is great time to invest while I'm here, although I'm partially hesitant because it wouldn't be a house hack/primary residence so I wouldn't be able to finance it with the VA- I'm being put up in an apartment here for the duration of my time here.When I go on morning runs I'm on the lookout for rundown homes in nice neighborhoods!

I have written to all of my Senators and Congressional Representatives requesting that they require all commercial lenders with government-backed commercial loans (Fannie Mae, Freddie Mac and HUD) to defer commercial mortgage payments for the same duration as tenant evictions are stayed, with all deferred mortgage payments to be automatically added to the loan term - no modification. extension or balloon payment needed.
