The ratio of agents that actually provide legitimate help and advice to the consumer, compared to the ones that just passed an exam and paid a realtor membership fee has a larger discrepancy than most people think.

It is more advantageous to tear down and make a new build is when the discrepancy in price is large between new builds and rehabbed homes. 

Communication is key, especially with Tenant's because 9 times out of 10 they do not want to take responsibility for their discrepancies unless it's laid out for them and you have some sort of proof.  

I like to ask for everything they have, you never know...at the very least if there is a discrepancy between the statements and reality you have a little leverage and you can tell the company they keep...fly by night contractors or reputable ones, stopgap repairs or thoughtful work. 

It will help you discover discrepancies between what the lease states, what tenant says and what owner states.

If there is discrepancies in the policy limit change then an attorney would be better if needed.
