Initially just try to learn more about other people, you have to learn to discern between the real investors and those that just came from the local guru meeting over the weekend. 

Brandon and his wife recommend doing a phone interview first to check they meet your 'qualifying standards' (A LOT of people will call you to schedule viewings and they barely read your advertisement so it's easy to discern good candidates from not qualified ones), then showing the property and if you like them giving them the application because you will have to do a lot of work into checking all their information.

The purpose of this post is not to bash newbies but trying to discern if there has been a disproportionate increase recently and if so why.Plus it is more interesting than reading a "should I use a LLC" or "how do I screen tenants" post for the millionth time. :)

I'm not sure how you discerned entitlement or lazy work ethic from my posts, but that was definitely not the intent. 

And a lot of these questions you have need to be put up side by side with your goals and discerned to whether that decision gets you closer to that goal or not.If you’re looking to cashflow your way out of your W2, I’d say go get a house hack (maybe a SFR with an ADU or +4 beds to rent out by the room) and decrease your living expenses for a while.

This won’t slow down my momentum, but it being my first offer and having to deal with someone that seems to be doing things the wrong way is discerning.
