Juice is not worth the squeeze. linden is far from adu's making any sense. adu's are cost prohibitive from the beginning. we are talking $200+ per sq ft to build. the idea to build is to have equity. you can't build an ADU in linden and get the numbers to work on new construction at the lending of 75% after built value max thresholds. you'll be bringing money to the table over the minimum for what, to change the game?

For what it's worth, some ideas I've seen pitched are grocery bundles (e.g. a breakfast bundle for 2-4 people with eggs, bacon, bagels, cream cheese, and OJ all pre-stocked in the fridge), meal kits, a pre-stocked drink fridge, charcuterie boards, premium coffee selection, bike/e-bike/scooter/kayak/canoe rentals, video game consoles, upgraded work-from-home office amenities (e.g. oversized computer monitor), etc.I'm not a lawyer, but cocktail kits, bottles of wine, local craft beer, and other alcoholic items seem like they would fall into a grey area from liability perspective.

It is a 2 unit RS-3 that I converted to a 3 unit RM 4.5 because it has a coach house that wasn’t legal which I didn’t know until I basically got to the closing table

Less impactful but they also used 2 therms/day of gas (either long showers or used the gas fireplace while cooling to 61 degrees.In addition guest broke closet track and moved football table into the closet.
