Sorry but hey its the truth.None of my properties have ever had a problem in the burbs My Property in Detroit has never had any issues, but I have a rental in Madison Heights the air conditioner was stolen.  

They are not designed as a primary heat source but so far they seem to do better than window air conditioners that operate in reverse cycle.

I just replaced a water heater, and had a major air conditioner repair on my out of state rental.

I would lightly sand,apply some wood conditioner and stain then add poly, they will look awesome.I did my home and had the same problem.Ask for it at Home Depot.

It's good to vent; you'll find hosts here who share similar experiences.I've had a guest stay for a month complaining about simple things such as the trees/hedges being too bushy and the air conditioner being too noisy. 

I have a good tenant in my two family rental in Astoria queens Ny  the air conditioning unit which is in a wall sleeve has stopped working    the air conditioner was left by a previous tenant however the  current tenant is under the assumption that  it is my responsibility now to repair or replace it I politely told him nothey’ve been there for 2 years without any increase for $2300 a month which includes a parking space valued between 150/ $200 month, includes Heat and cooking gas …a $40-50 mo savings for them comparable Apts listed for $2995/mo, plus utilities  and $150/200 mo for parkingAny advice on how to handle?

If I am reading your numbers correctly you are saying that you are cash flowing $876 annually for a $53,000 investment plus your time, risks and unknown expenses e.g. loss due to vacancy, cleaning after a tenant destroys the property, painting, carpets, utilities when it is vacant, new water heater, furnace, air conditioner, leak in the roof, broken or leaking drain pipe, sewer, water pipe, gas leak, or replace or repair leaking faucets, broken screens, repairing locks, trash removal, city sewer use fees and a lot more. 

He found some good tenants to move in straight away but there was no HVAC.Adam actually provided his own window air conditioner whilst I was organizing installation of the central system.Adam is one of the most hard working, ethical, trustworthy people I've ever met in my life.

Quick question-- We rehabbed a place about a year ago with a window air conditioner.
