The rents that the seller pays (discounted) are going to trip up trying to refinance out of hard money as any lender will use the lower amount to qualify thus cutting your loan down to be able to make the rents cover PITI.

PMs who take time to teach tenants how to change out the air filters or how to shut off the main water or how to reset the breaker that trips will not only reduce service calls but will keep capital expenses down (changing out air filters regularly can diminish the chances of having to replace the condenser coils, for example).Maintenance repair surcharges isn't the only charge owners should look for in their PM agreements, but it is one of the more important ones that often gets overlooked.

You can easily include a series of obscure clauses such as "eviction can occur due to...lack of character.....multiple complaints by neighbors....questionable sourcing of income....lying on an application..." list goes on and on.The key point is, put something vague into your leases, and use it.

If you get another similar complaint you may want to post some photos of the surrounding area or mention the "eclectic transitional neighborhood with tons of character" in the description in order to frontload the expectation a bit.

I'm also a licensed agent in Colorado and that money goes to my "wants" like special trips, gifts, and money for my future rental properties.If I wanted to 100% live off my rentals and have no issues or concerns with money (reasonable quality of life), I'd want to be closer to 25-30 rental units.
