A broker is that "grocery store" with everyone's stuff, a direct lender or bank is the Sees candy store that ONLY has Sees brand chocolate, in a COVID world where Sees has reduced their product line to 2 or 3 types of candy (they used to have 400 types of candy).

I have mentioned in my ad that there is room for a buy-side commission, so there's definitely still some candy in it for them if they actually bring me a buyer.I think the issue here is that in the Denver market, being the Selling Agent is relatively easy.

@Candi Perrotta There are numerous threads here on BP about Morris Invest and Ocean Pointe scamming investors in similar way as you have experienced - mostly in Indianapolis. 

The first guy who runs out from behind a desk when you enter the bank carrying a bowl of candy is not the guy you want to deal with.  

One reason for that that had not yet been mentioned is "shrinkage" (AKA shoplifting / product loss).I recall walking down the aisles of more than one supermarket in such neighborhoods and seeing young children feeding themselves - cereal from freshly opened boxes, candy, fruit, etc.
