When you set out to buy-fix-and-hold a property you are taking everything on yourself from finding the right property, in the right area, assembling your team to renovate it, putting up most (or all) of the cash to do so, and that assumes you have the experience and time required to invest in the project.You might end up with a lower cost basis in the end, assuming everything goes well, but you take on all the risk to try and get there.

I assembled 4 contiguous lots to create 6 building lots in a perimeter neighborhood to "uptown" Charlotte.

Sure it's filled with advertising, pornography, games, and scams - but it is also the greatest gathering of minds and mental ability and thought process ever assembled.  

An attempt to extend the covered period from 6 months to a year failed in the General Assembly this year.

You will learn to appreciate these problems and after assembling a large, multi-drawer tool chest, will happily find and work deals that others will not because you will know how to solve them.

I did, however, buy my first rental [and rehabbed it] here in Indianapolis while I still lived in Calgary, AB Canada with success - all due to the great property manager and team that I had assembled prior to the purchase.

Omaha is high on my list, but I have a harder time assembling the ground resources out there (hint hint for anyone who wants to connect).
