The only reason California was first settled was because someone found gold there and a bunch of people packed up everything they owned, risked everything and traveled across dangerous wilderness to live in a high mountain desert.

Just because Rich is not comfortable investing $300k+ in one property does not mean others feel the same, it does not mean he is right or I am wrong, it does not mean anything other than his personal preference at this point in time.One thing people keep missing here is that the area in which I invest is NOT condiusve to holding ONLY flipping and as such, it makes no difference if it is $100k or $1M, if the spread is there it is there, if it is not, you move on.Also, for those who stay in the $100k range on flips, keep in mind that in order to find properties in that range here in So CA, you will have to invest in the desert or in 2 car garages, not homes - good luck.I certainly hope this puts an end to the ridiculous back and forth about self-proclomations and "used car salesman" comments.

A friend of mine owns 5 rentals in town and he lives in Payson--about a 3 hour drive so I look over his properties.Originally the plan was that I would look after them until he moved here (we are both originally from Calif) but his wife did not want to live in the desert--so here I am looking after them still.I cautioned him that to make a living at this he would need at least 8 properties , and preferably pay cash for his home--he only has the 5 and paid waaay too much for his Payson home.For the last 10 months I have not seen a dime--he had full occupancy until recently.
