California Shortsale

Hi
I am a newbie, I have a approved Short Sale in Bermuda Dunes California, My tenants are the buyers unfortunately the broker just told me that they do not qualify for a loan. They have income but had a foreclosure that will not be off there credit file until March 2011. I have to find either transactional funding or hard money until they qualify. The bigger problem I will lose this house if I don't find a buyer by 10-10-10. The buyers are my renters and want to stay in this house. The short Sale is for 225,000 and is listed on the Desert MLS if you need more details. Any ideas or help!!!!!
