On the other hand if you're banking on appreciation, well that all depends on your outlook of the Bay Area altogether (many brokers I work with seem to think we're fast approaching the peak of the market).

I would also like to add that, specifically for Oklahoma, I've already heard rumblings from a few lenders about a more conservative outlook from bank loan review committees going forward.

The safest thing is use a higher amount for unknowns such as interest and points.Then if the actual quote is less than what you budgeted, you pocket some savings.If you are new to this business, it is best to not start with aggressive outlooks on estimates, carrying costs, etc.  

Is there a good outlook for rentals?

I know many people have negative outlooks on it but I'm in a huge city where their is opportunity everywhere for this
