And, this will tarnish their record.One of the keys to this is putting everything in writing and posting it on their door and taking a picture of it posted on their door and then sending them a text of the picture with an explanation. 

I've used Traveler's for years but with no claims filed - they more than doubled my rate without any explanation.

When rent is not paid on time the tenant should be immediately issued the pay or quit notice before seeking any explanations from the tenant.

Think about weird parts of your particular explanation and be up front about them.
