@Anthony Newbold Not so much they want you to, its something that they recommend you do - Form HUD-92564-CN so perhaps wrong use of words on my part.I tried to wave the inspection on one property (prior knowledge of this property) and HUD still wanted the 10 day inspection period.

In the beginning we get really clear on procedures for repairs and which contractors to use based on the owners preference.I'd ask the manager how they new renewal fee was disclosed to you and if they can wave it this one time because you were not aware of it?

@Ned Carey, and @Dave Meadows - yeah avl has game. we saw pretty ridiculous appreciation in our neighborhood, like 30% over last 3 years. such little inventory as well. the influx of breweries and the long term development plan for the river corridor / river arts district is so promising. all we need is a surf / kayak wave (manmade whitewater feature) right in the middle of town, and we'll be on the next level!

@Tim Jones  The areas you mentioned are the suburbs, typically higher density properties are closer to the city center, where the burbs are waves of houses.

@Karl Krentzel  on another thread that was going around yesterday there is a bunch of fraud going on right now with bogus buyers and sellers trying to snake small dollars out of investors.And for that reason alone many Realtors chimed in that their brokerages now require verified prequals before they will show property or write offers.. this to keep agents from getting abused and others getting ripped off by this new wave of Nigerian sucker stuff.And again along with the reality at least in our market No prequel and your not going to buy much if anything..
