I've listen to the podcast for a long time now (off and on) and like you said the concepts can be very good but broad. 

I have yet to see that the concept of GP - LP alignment exists at all, nor has anyone ever produced evidence (that I’ve seen) that co-invest, or anything else for that matter, has aligned interests, produced better results, or led to better decisions.I think if investors can come to terms with that, and make their investment decision based on facts that actually matter, they might avoid more trouble.  

To say that I must not understand the concept of real estate simply because I prefer the broad market in most situations and have talked about the benefits, is an ad hominem attack.

I'm new to this concept, but I've heard insurances will pay recently for displaced families.  

You can start small/MVP/proof of concept and build out the system as you go using Wrike, Monday.com, Asana, etc.

Here was a breakdown of the work done: - Updated the kitchen- Updated (2) bathrooms- Took down / opened up walls to create an open floor concept - Added LVP flooring throughout- Added new paint and trim - Currently negotiating prices to update the roof What was the outcome?

I agree, it is mixing concepts.  

So overall I think $5000 is a bit steep from my experience so far, Joe McCall has a cheaper program with the same concepts, but I only know a friend who went through his, but he has been more successful than me.
