When I get to the point where I can afford to take on some rehabbs I am definately going to estimate like 20k extra budget for incidentals like a crack in the foundation, unseen termites or like I just saw on a show the other day, a new septic system because the old one is completely under the deck lol.

Just the other day a client we spoke to over 4 yrs ago came back to us..... my wife is doing there short sale now.  

So the lender, Secured Bankers Mortgage Corporation, really existed in SoCal back in the day. As

He sent me back, same day, a quote (with a fairly narrow price range depending on a couple items). 

However, we only spend an average $46 per month/ unit .We only have this low amount as I said earlier my posts we fix our units to the nines meaning less overall maintenance both day-to-day as well as deferred.

I would, however, love to incorporate flips one day as I have a passion and background in design and diy.  

Secondly, I try to read at least a blog per day, as well as listen to one podcast per week.

You'll have to delete the post within a day as you'll get so many responses. 

It's just how this business works.A Property Management Company has to treat everyone fair but at the end of the day a Property Management Company is in the middle of two opposing sides.

That should keep you busy for more than an hour an a half a day!  :)As
