I understand their reasoning, and by no means am i against the idea of a better living standards for the people in that area, but some of their new requests of maintaining the lawn 24/7 and no trash on the premise can be a bit taxing to enforce with the particular grade of tenants i have in that area.

still good potential for families looking for a home to rent and prefer more privacy. depending on the home, area ,etc. maybe a better caliber renter and less turnover of you can find a long term renter. make certain to still do background checks and try to get them to maintain the lawn, etc. they should pay electric and heat but keep the water bill in your name but still try to bill them for it.

Are there any tools integrated into matrix of other software for agents which does that automatically(using Artificial intelligence algorithms, for instance)?

If you add in $85 for each lawn, water, trash each month, this deal just went south to 1% CoC and $68 cash flow.
