Hi - Getting very close to completing my new build construction and had 2 questions around De Minimus Safe Harbor rules/accounting1)  For appliances that I purchase BEFORE official "available to rent" date.

I used Sherwin Williams "Canvas Tan" with black fixtures, faucets, vanity lights and appliances in a 1300 sqft townhouse. 

Even though the basic structure was fine .. needed new counters appliances flooring interior exterior paint and other upgrades to get top dollar.

Did you underwrite the old/worn appliances and structure during your inspection?

In my mind it seems like it would be hard to coordinate furniture and appliance delivery as it may require a special vehicle and/or extra manpower to take something up 70+ stairs.

Per my records, I had a loss of ~$30k over ~5 years from management costs, repairs, appliances, etc.

When she moved out of state she left all her newer appliances, patio furniture & being OCD the place was immaculate. 

Cosmetic renovations including fresh paint, kitchen cabinet paint, stainless steel appliances, and minor plumbing repairs.

The property was partially redone with flooring and some of the stainless steel appliances being able to be reused.
