Or you can do what every other wholesaler does these days- sign a contract with the seller close to retail, say it needs 10-20k regardless of repair costs, make up an arv, and email it to a list of disappointed investors.

Telling sellers you can close next day will just end up with you disappointing a lot of sellers.If you’re trying to wholesale, you will need time to find a buyer, and for them to line up their funds.

One reason banks most likely will not loan you since you don’t have consistent W-2 income also, the markets are insane right now and it is harder to find deals and it’s extremely competitive.
