Ryan Dossey  I am pretty sure I put the roof on ... but the guy who I sold it too and flaked out he did the demo work... it was weird he put a decent down payment and I think he made 4 payments then went totally dark...

I was here working on the place, building railings, doing demo in the basement, etc., about a month before closing, and even helped the seller deliver an eviction notice to the tenant in Unit 3 - the worst unit, and the one I would occupy.

Taking the time to sort through it all looking for stuff to sell, vs. it slowing down you beginning demo is a personal choice.I went through this on my last flip, but surprise surprise, my realtors boss (who put the house in bankruptcy for the owners to save their other house) called me and said they wanted their stuff back!  

We are currently demoing the home and I will need two bathrooms, a kitchen, a staircase and the complete basement drywalled and the whole house painted on the inside.

I did the demo work myself and hired contractors for the remodeling.

There is a tendency to try and install items that suits your taste, but might not be the same as your end buyer.What I haven't shown you is the pictures of the inside, we were lucky and demo the complete inside down to the slab.

Check with the zoning office, for their requirements and check with a contractor/demolition co. for demo costs.

We wanted to demo the house and use the property for a storage facility as it is adjacent to two major highways.

In order to not lose my tenants I signed with a contractor for $3200 to DEMO the basement to make my property back to liveable condition ASAP.For those independant contractors out there.

Since the demo companies on the tutorials are construction companies, it will be easy to see how to set this up to track renovation expenses.
