I could go into finer detail about brush handling and roller technique and paint extenders/conditioners (floetrol and penetrol) but that's a fairly advanced level of process that most landlords don't care about.

@Mike Flora also this is one reason I think getting a RE license and working for a top producing agent so you can learn these techniques is the fast track to success and builds a lasting career I know it did for me.

Portsmouth/surrounding rents are quite high - multifams in Psmouth absolutely don't work.Manchester has a bit higher rents from what I can tell.Not sure if you have applied the 2% screening technique to what is on the market.

Now, I dont have neough money to outright buy them, and since most title companies dont allow people to use a double closing with the end investors money technique, I will utilize a service hat I found that will fund the "A-B" transaction so that the "B-C" transaction will work, for a small fee of course.Any advice or potential red flags??

When wholesaling you mostly have to sell to investors who have the cash or know how to get it.Hard money lenders do not care as much about creative techniques.
