marketing pre-foreclosures, need advice

I am brand new to real estate investing and have an idea but need some seasoned veteran investors to point out any flaws in my system.

I am sure that many have done this before, but I woul dlike to start marketing pre-foreclosures in the Bexar county (San Antonio) area by using an online website to search for notice of defaults recorded with the courthouse. I will then try to contact as many owners as possible and try to get them under contract to wholesale them to investors.

Now, I dont have neough money to outright buy them, and since most title companies dont allow people to use a double closing with the end investors money technique, I will utilize a service hat I found that will fund the "A-B" transaction so that the "B-C" transaction will work, for a small fee of course.

Any advice or potential red flags??
