Apparently the daughter is/was not mentally stable and has not been seen or heard from for over 2 years (he spoke with somebody who knew both the mother and daughter).There are also tax liens on the house, but no mortgage.

I have had 2 absolutely rotten experiences with them in 2 different markets - I know 1st one their fault, second one stupid me, but my back was against the wall and I had an emergency at my terminally ill mother's home at the time.

He could also have other assets tied up with the bank, his mother could have $500K in CDs at the bank, you just never know but I can say that a lender usually does not try to make a bad loan into a good one by refinancinng it multiple times.
