Gross negligence often comes in the form of folks just not understanding fully their policy and most are not going to hire a lawyer to read over the insurance policy hence we like doing the additional asset protection.

I wanted to see about an additional income stream with turnkey flipping( rehab a unit and sell with a tenant) and possibly keep some flips in the process (a BRRRR style if you will).

So, this is my 10% contingency on the estimate.Then, if there is a major item that I'm not confident in the cost, I may add an additional contingency there. 

I'd recommend that you weigh the potential benefits against the additional workload and potential difficulties that comes along your way.

You may also consider looking for lease with option to own opportunities, for the same reason; lower your down payment- then use the leasing period to build up what you need to exercise the option to purchase.

Additionally, the charming architecture of the homes along the street enhances its appeal, making it a prime destination for investment.

Ask them to please be more mindful and if it happens again, add it to their ledger per their lease.

It will be cheaper and easier to pay them and avoid additional fees or interest.Disputing the charges is the best step.
