@David Nino hard to make those comparisons on limited info but that sounds about right.

I just spoke with them today, sounded interesting but nothing was mentioned about any transactions being made.

This allows for a 5% vacancy, and gives you the effective rent.Next, multiply the effective rent by .55.

I'm sure I sound like a broken record since I discuss this all the time in my other form posts, but in this market, if you want to acquire a cash-flowing asset, you must get creative with your strategy.

For cost effectiveness we are using Citizens but he has several options to choose from.

Sounds like you need to raise your rates . 

Should be the same effective date but you can wait a couple days to cancel and just tell them to cancel effective the day the new policy went into effect.

If you tell me the majority of the partners are merely writing checks and are passive LP's that's different but that's not what this sounds like.
