"Lock in their gains" is just a euphemism for running like a scared girl because they did not know or understand appreciation rates(100% up then 10% down). 

I only do it to impress girls at a bar. just kidding. kindof. if they have money and are potential investors in me, I'll tell them ballpark numbers

We have kept our pipeline pretty full with hospitality (most recently: Florent, Voltaire Beach House, Golden State Brewing, Whiskey Girl, Double Deuce, Rabbit Hole, to name a few), luxury residential remodel, and office renovation, but are constantly trying to identify good opportunities.

Now if Grandma showed you some crappy cap rate comps and the market cap rate was actually 6% then Grandma just screwed you out of $66,667 (you go girl). 

Understand I'm not accusing you personally of this behavior but in my experience the tenants I have given the best deals to are the ones that ask me to change the light bulbs and batteries in their units or ask for expensive improvements to a property right before it's time to sign a lease.

Kinda like a teenage boy who follows a pretty girl in hopes of fulfilling his desires instead of using the head on his shoulders and common sense, perception gets him in trouble and the wrong assumption gets his face slapped.
